Second-home tax
The Zweitwohnungsteuer does not attach to owning a flat. It attaches to holding one available for yourself. An owner who lets exclusively and reserves no nights falls outside it under most municipal statutes; an owner who keeps a week free pays the full year. Nobody works out where that line falls, because the tax arrives as an annual assessment and the week in summer feels like a given. So this tool reports a price per own night: a week in your own flat can cost 80 euros a night in tax alone, before power and cleaning are counted at all. Note that each municipality sets its own rate and its own wording of the exemption — Baden-Baden and Bad Wildbad differ — so the rate is asked for rather than averaged. This is a calculation, not tax advice.
