Short-term rental management in the northern Black Forest
Our own apartments are in the northern Black Forest, in Bad Wildbad and Baden-Baden. Guests come for the national park, the Black Forest High Road and two thermal spas — and with Karlsruhe 45 and Stuttgart 90 minutes away, many book for a weekend. We market your flat with the same process as our own.
Why guests book in the northern Black Forest
These facts decide who books your flat — and what belongs in its listing.
- The Black Forest National Park lies entirely here, along the ridge road
- Bad Wildbad's treetop walk: 1,250 m of walkway up to 20 m above the ground, open all year
- The Schwarzwaldhochstraße (B500) runs 60 km along the ridge, mostly around 800 m
- 45 minutes from Karlsruhe, 90 minutes from Stuttgart
When demand rises in the northern Black Forest
A pricing plan follows the region's occasions, not the calendar. One checkable reason for each travel period:
- New Year
- At New Year the Schwarzwaldhochstraße is the dividing line: snow above 800 metres, rain in the Rhine valley below.
- Christmas
- The Schwarzwald National Park is open over the holidays — the paths around the Ruhestein are walkable even when the attractions are shut.
- Easter
- At Easter there is often still snow at the Mummelsee at 1,036 metres, while the fruit blossom is starting down in the Murg valley.
- Whitsun
- From Whitsun the paths across the Grinden heathland are normally clear throughout — before that, expect them to be wet.
- Summer holidays
- The Schwarzwald National Park was founded in 2014, the first in Baden-Württemberg; its Grinden plateaus are the coolest part of the region in high summer.
- Autumn holidays
- On the Grinden the heather turns first in October, then the beech woods below it — two changes of colour within three weeks.
- Winter holiday
- The Schwarzwaldhochstraße runs above 1,000 metres for much of its length, which is why there is snow at the Mummelsee while the Rhine valley is green.
- Bridge days
- The northern Black Forest is a good 45 minutes from Karlsruhe — on long weekends the region fills up the evening before.
- Weekend
- The Ruhestein is an hour from Karlsruhe and an hour and a half from Stuttgart — weekends are the most heavily requested dates here.
- Short break
- The Westweg starts in Pforzheim; its first stages lie entirely in the northern Black Forest and can be walked over a long weekend.
- Ascension Day
- The Schwarzwaldhochstraße is reliably busy on Ascension Day — start early if you want the Grinden to yourself.
- Advent
- In Advent, less than 30 kilometres separate the Christmas market in Baden-Baden from the snow at the Mummelsee.

Seven signs that a Short-term management mandate would pay for itself.
- The apartment is already let short-term, but occupancy is under 70 percent
- The average nightly rate sits below the local benchmark
- It is listed on one platform only, rather than several
- Pricing is fixed year-round rather than moving with demand
- Change-of-use, guest registration or tax filing obligations are unclear
- The review average is below 4.7, which usually points at service gaps
- You want to scale to several apartments
How a mandate works
1. We view the property
We visit your apartment free of charge and without obligation, and assess the location, the fittings, which kind of guest it suits (city break, wellness, family, bleisure) and the occupancy we would expect.
2. Positioning and pricing
We put together a letting plan: the audience, a photography brief, what we would add or change, and a pricing strategy by season. You get a written income forecast before anything is signed.
3. Listing and booking setup
Professional photography and listing copy for Airbnb, Booking.com and VRBO. We synchronise the calendars, fit the smart lock and set up the owner statement workflow.
4. Going live and running it
We go live and take on everything: guest communication, check-in, cleaning, maintenance, tax filings and the monthly payout. You see the income; we do the rest.
